This is a tub at a new rental project we are working on- notice the racer stripes and purple butterfly accent? Make you want to soak in a nice bubble bath? If you’re anything like me- this would really gross you out!
The problem is that replacing a tub can get really pricey because you usually end up having to re-do all the tile on the shower walls too- and when you do that you might as well update the shower valves and shower head too! We’re talking upwards of a grand. Hopefully a razor and some goo-gone can get this junk off the tub without too much trouble.

Word to the wise- don’t set your closing date on a Friday! If you want to ensure a timely close to be able to move-in over the weekend, plan to close on Thursday at the latest!
The house on 11th St was supposed to close last Friday, but couldn’t because the buyers lender held up funding past the time available to record with the county Friday afternoon. Stalling and rescheduling movers is expensive and inconvenient! While it sounds like the nice thing to do, a seller who lets a buyer take possession prior to the true closing is asking for trouble- and any buyer who will move in early is asking for the same (ask me if you have questions on the serious risks with this one).
The good news is- all is well that ends well; we closed in the early afternoon today and the new buyers are busy moving in! Congrats- we hope you enjoy making it a home as much as we enjoyed the remodel!

WOW! New tenants in 3 of our rentals- 28th St & Fairmount, PHX Townhouse #14, and 2 bed on 23rd Pl! Sold the cute one on 11th & Glendale Ave, and bought a new one in South Scottsdale near our place! (see if you can tell which is which from the pics…)
There are still 2 rentals still up for grabs, 4 remodels in the works, and big plans to list the Century-tennis-court-gigantic-lot-diving-pool-gorgeous-everything house this weekend!!

Fun 4 bed/2 bath house in northeast PHX- cute area just up the street from Luci’s & Vig Uptown for $225,000 (this one is already under contract but we wanted to share the pics anyway).
Remodel was a LOT of work- the kitchen had to be opened up- the addition of a beautiful glass range hood really did wonders too. Gorgeous granite and custom cabinets as always- fun open concept so you can have the dining room right there and on nice days leave the French doors open so you can see the pool off the covered patio!
